Your construction planning guide

Before the first brick.
Get the brief right.

A practical checklist for property owners, business owners and project teams preparing a construction enquiry.

01

Define the outcome

Describe what the completed project must do for you.

  • Intended use and users
  • New build, extension or refurbishment
  • Required spaces, functions and priorities
02

Describe the site

Help the team understand the setting before a site discussion.

  • Suburb and property location
  • Existing structures and access
  • Known ground, drainage or operational constraints
03

Gather project information

Share the latest available information and clearly identify its status.

  • Drawings and revisions
  • Scope, schedules or bill of quantities
  • Approval status and specialist reports, if available
04

Explain the budget

A budget is a planning constraint, not a quotation.

  • Indicative available budget
  • Finishes and specification priorities
  • Items being supplied or managed separately
05

Explain the timeframe

Separate a preferred date from a fixed operational deadline.

  • Desired start and completion dates
  • Trading hours or shutdown windows
  • Dependencies and key decisions still outstanding
06

Plan the next conversation

Ask how the enquiry will be reviewed and what the next step requires.

  • Relevant project experience
  • Current documents required by procurement
  • Scope review, site arrangements and quotation process

Before we break ground

Good questions.
Clearer next steps.

A little clarity now makes the first conversation more useful.

Can I enquire before I have drawings?

Yes. Tell us what you want to build, the location and what information you already have. An early enquiry helps identify the next planning steps. Detailed pricing depends on an agreed scope and sufficient project information.

How much will my construction project cost?

Cost depends on the size, site conditions, specifications, access, specialist work and programme. Share an indicative budget if you have one. The team needs to review the brief and supporting information before providing a project-specific quotation.

Can you work around an operating business?

Tell us about trading hours, tenant access, shutdown windows, noise restrictions and safety requirements. These constraints should form part of the phasing discussion before work is agreed.

What should I send with my enquiry?

A short description, the suburb or site location, approximate size, intended use, desired timing and your project stage. If available, include drawings, photos and a scope or bill of quantities through WhatsApp or email.

Can I request registration and tender documents?

Yes. Tell the team which current registrations, insurance or procurement documents your project requires. Availability and suitability must be confirmed for the particular contract.

Does completing the brief book a site visit?

No. It starts a conversation. The team will review the information and confirm the appropriate next step, availability and any arrangements for a site meeting.

Do you still handle residential work and renovations?

Yes. Residential construction, extensions, renovations and the wider service offering remain part of Gebodo’s capabilities. Choose the relevant project type so your enquiry can be directed correctly.
